Conditions of stay – Les Instants de Dax

The present conditions of stay define the terms and conditions applicable to the furnished rentals offered by Les Instants de Dax, located at 14 rue de la Fontaine Chaude, 40100 Dax.

All reservations imply full acceptance of these conditions.

1. Type of rental

The accommodation offered by Les Instants de Dax is furnished tourist accommodation intended for :

  • short stays,
  • spa treatments,
  • professional stays,
  • medium and long-term stays.

Rentals are entered into on a temporary basis and do not constitute a principal residence within the meaning of the law.

2. Booking and confirmation

The reservation becomes effective after :

  • written validation of availability by the lessor,
  • payment of a deposit of 50% of the total cost of the stay,
  • acceptance of the rental contract sent to the tenant.

The balance of the stay must be paid before moving in, according to the terms specified in the contract.

Payments are made by bank transfer or any other means accepted by the lessor.

3. Security deposit

A security deposit of €500 (€1000 during the Férias de dax) is required prior to arrival, in the form of a secure bank imprint via the Swikly platform.

No debit is made except in the event of damage, default or non-compliance with the tenant’s obligations.

The bank imprint is automatically removed within a maximum of 72 hours after departure, subject to a satisfactory inventory of fixtures.

4. Current situation

An inventory of fixtures is carried out:

  • on arrival (or sent in advance if arriving independently),
  • on the tenant’s departure.

The tenant has a reasonable time after arrival to report any anomalies.

Any damage noted after departure may result in a deduction from the security deposit, on presentation of supporting documents (photos, estimates or invoices).

5. Cancellation policy

The applicable cancellation conditions are specified in the signed rental contract.

For information :

  • in the event of late cancellation, the sums paid may be retained,
  • in the event of a no-show, the full amount of the stay may be due.

We recommend that you take out your own cancellation insurance.

6. Arrival and departure

  • Arrival from 5 p.m.
  • Departure: no later than 11 a.m.

Personalized welcome is preferred whenever possible.
In the case of independent arrival, access instructions are sent once all formalities (payment, security deposit) have been validated.

7. Rules of procedure

Accommodations are subject to strict house rules, including:

  • non-smoking accommodation,
  • no pets allowed,
  • forbidden parties and soirées,
  • respect for quiet between 10pm and 8am,
  • respect for neighbors and common areas.

Any serious breach may result in early termination of the stay, without refund.

8. Optional services

Additional services are available on request:

  • change of bathroom linen,

  • extra cleaning hours.

Prices are available on request and invoiced separately.

9. Liability

The lessor shall not be held liable:

  • loss, theft or damage to personal effects,

  • service interruptions beyond our control (water, electricity, Internet).

10. Applicable law and disputes

These terms and conditions are governed by French law.

In the event of a dispute, an amicable solution will be sought as a priority.
Failing that, the courts of the place where the home is located will have jurisdiction.

11. Contractual documents

These terms and conditions are supplemented by the rental contract sent at the time of booking.

In the event of any discrepancy, the signed rental agreement is authoritative.
